If you're considering buying land in beautiful Carteret County, you're likely dreaming of building your perfect coastal home — and I’m here for it! But before you break ground, there’s one essential (and often overlooked) step you must take: the perk test.
In areas without access to municipal sewer services — which is common in many parts of Carteret County — homes rely on septic systems to manage wastewater. A septic system is an underground wastewater treatment structure that uses a combination of nature and technology to treat wastewater from household plumbing (toilets, showers, sinks, etc.).
If the land you're considering doesn’t already have a septic system installed, you'll need to confirm whether the property is suitable for one. That’s where a perk test (short for percolation test) comes in.
A perk test evaluates how quickly water drains through the soil on a piece of land. It helps determine if the soil is capable of absorbing wastewater — a key factor in whether you can install a septic system at all.
The test is performed by a licensed soil scientist or environmental health specialist and involves digging holes in the ground, filling them with water, and observing how quickly it’s absorbed. The results will determine:
